Move-In Checklist & Resident Responsibilities
Everything you need to know before moving into a home managed by Virgin River Property Management.
Last Updated: September 22, 2026
Welcome to your new home managed by Virgin River Property Management.
A smooth move-in starts with completing the required paperwork, payments, utility setup, property-condition documentation, and other move-in responsibilities before or shortly after taking possession.
Your lease and property-specific move-in instructions control if they differ from the general information on this page.
Before Move-In Day
Before receiving possession of the property, residents should complete all required move-in items provided by Virgin River Property Management.
Depending on the property, these may include:
- Signing the rental agreement and required addenda
- Paying the required security deposit and move-in funds
- Providing proof of renters insurance when required
- Transferring required utilities into the resident's name
- Providing any remaining identification or documentation
- Completing pet-related requirements when applicable
- Confirming the move-in date and key-access instructions
Move-In Funds
All required move-in funds must be paid according to the instructions and deadlines provided by Virgin River Property Management.
Move-in funds may include:
- Security deposit
- First month's rent or prorated rent
- Applicable pet deposits or charges
- Other charges identified in the rental agreement or move-in documentation
Do not assume that approval of an application alone gives permission to occupy the property. Possession begins only as authorized by the rental agreement and VPM's move-in instructions.
Set Up Utilities
Residents are responsible for placing required utilities in their name by the date specified in the rental agreement or move-in instructions.
Depending on the property, utilities may include:
- Electricity
- Natural gas
- Water
- Sewer
- Trash service
- Internet or television services
Some utilities may remain in the owner's name and be billed or allocated according to the rental agreement.
Review your property-specific lease documents carefully so you know which utilities you are responsible for establishing.
Renters Insurance
Residents may be required to maintain renters insurance during the tenancy according to the rental agreement.
When required, residents should provide proof of coverage before move-in and maintain the required coverage throughout the lease term.
Residents should review their own insurance needs carefully because an owner's property insurance generally does not insure a resident's personal belongings.
Keys, Remotes & Access Devices
At move-in, residents may receive items such as:
- House keys
- Mailbox keys
- Garage remotes
- Gate remotes or access cards
- Community amenity keys or devices
- Other property-specific access devices
Residents should confirm that all issued keys and access devices work properly and notify VPM promptly if there is a problem.
All issued items should be protected and returned according to the lease and move-out instructions.
Document the Property Condition
Residents should carefully inspect the rental property at the beginning of the tenancy and document its condition.
Pay particular attention to:
- Walls and paint
- Flooring and carpet
- Doors and windows
- Cabinets and countertops
- Appliances
- Plumbing fixtures
- Lighting and electrical fixtures
- Bathrooms
- Garage and exterior areas
- Existing stains, scratches, cracks, dents, or other visible damage
Photos or video may be helpful when documenting pre-existing conditions.
Complete and return any VPM move-in condition report within the required timeframe.
Report Existing Damage Promptly
If you discover damage, missing items, or another property condition that was not previously documented, notify Virgin River Property Management promptly.
Reporting a condition does not necessarily mean that an immediate repair is required, but it creates a record that the condition existed at or near the beginning of the tenancy.
Test Important Safety Devices
Residents should familiarize themselves with important safety equipment and property features after move-in.
These may include:
- Smoke alarms
- Carbon monoxide alarms
- Fire extinguishers when provided
- Main water shutoff
- Electrical panel
- Garage-door emergency release
- Exterior locks
If you discover that a safety device appears damaged or is not functioning properly, notify VPM promptly.
Know Your Water Shutoff
Residents should know the location of the property's main water shutoff when reasonably accessible.
In the event of an active plumbing leak, shutting off the water when it can be done safely may significantly reduce property damage.
Do not attempt repairs or operate equipment that you do not understand or cannot access safely.
Air Conditioning & HVAC
Southern Utah temperatures can place significant demands on air-conditioning equipment.
Residents should use HVAC equipment responsibly and promptly report signs of malfunction.
Residents should also follow any lease requirements regarding air-filter replacement or other routine HVAC responsibilities.
For maintenance problems, visit our Maintenance Request & Emergency Guidelines.
Plumbing & Drains
Residents should use plumbing fixtures and drains in a reasonable manner and promptly report leaks or other problems.
Do not flush or place inappropriate materials into toilets, drains, garbage disposals, or sewer systems.
If you notice an active leak, overflowing fixture, or other condition that could cause property damage, report it promptly.
Appliances
Residents should review the operation of appliances provided with the property and report any problems discovered during move-in.
Do not modify, disconnect, or attempt major repairs to property-owned appliances without authorization.
Changing Locks or Making Alterations
Residents should not change locks, install equipment, paint, modify fixtures, make structural changes, or otherwise alter the rental property without any approval required by the rental agreement.
If you need a modification or accommodation related to a disability, contact Virgin River Property Management so the request can be handled appropriately.
Pets
Only pets authorized according to the rental agreement and applicable property rules may reside at the property.
Residents are responsible for complying with applicable pet requirements, including any property-specific rules regarding waste, noise, property damage, and common areas.
Assistance Animals
Assistance animals are handled separately from ordinary pet policies when applicable fair housing requirements apply.
If you need to request a reasonable accommodation involving an assistance animal, contact Virgin River Property Management.
For more information, review our Fair Housing & Equal Housing Opportunity page.
Guests & Occupancy
Residents should follow the occupancy and guest provisions contained in the rental agreement.
Individuals who will reside at the property on an ongoing basis may be required to complete VPM's applicable approval process before occupying the home.
Parking
Parking requirements vary by property and community.
Residents are responsible for following applicable parking rules involving garages, driveways, assigned spaces, street parking, recreational vehicles, commercial vehicles, trailers, or community parking areas.
HOA & Community Rules
Some rental properties are located within homeowners associations or communities with additional rules and restrictions.
Residents are responsible for following applicable community rules that have been provided as part of the rental agreement or residency materials.
Property Care
Residents are expected to maintain the property in a reasonably clean and sanitary condition and use fixtures, appliances, systems, and property features appropriately.
Residents should promptly report maintenance issues that could become worse if left unresolved.
Failure to report an active leak or other damaging condition may result in additional damage that could otherwise have been prevented.
Yard & Exterior Responsibilities
Landscaping and exterior maintenance responsibilities vary by property.
The rental agreement will identify whether the resident, property owner, homeowners association, or another provider is responsible for specific exterior maintenance.
Trash & Waste
Residents should dispose of household waste properly and follow applicable city, community, HOA, or property-specific trash procedures.
Do not allow trash, discarded furniture, hazardous materials, or other waste to accumulate at the property.
Maintenance Requests
Residents should report maintenance concerns promptly through the designated VPM maintenance process.
Routine maintenance issues should not be delayed until they cause additional damage.
For instructions, visit our Maintenance Request & Emergency Guidelines page.
Emergency Situations
Call 911 for immediate threats to life or safety, including fire, serious medical emergencies, or crimes in progress.
For an urgent property condition such as active flooding, suspected gas leak, or another condition threatening significant property damage, follow the emergency instructions provided by VPM and notify us as soon as reasonably possible.
Keep Your Contact Information Current
Residents should keep their telephone number, email address, vehicle information when required, and other important contact information current with VPM.
Accurate contact information helps with maintenance scheduling, inspections, lease notices, emergencies, and other property communications.
Read Your Lease
This page provides general guidance only.
Your signed rental agreement, addenda, property-specific rules, community requirements, and other written agreements contain the actual terms governing your tenancy.
Residents should retain copies of all lease and move-in documents for their records.
