Move-Out Guidelines & Checklist

Important steps to help residents prepare for a smooth move-out and return the rental property properly.

Last Updated: September 22, 2026

Moving out of a rental property requires more than simply removing your belongings and returning the keys.

Virgin River Property Management recommends reviewing your rental agreement well before your move-out date so you understand all notice requirements, cleaning responsibilities, property-return expectations, and other obligations that apply to your tenancy.

Your signed rental agreement and property-specific move-out instructions control if they differ from the general guidance on this page.

Step 1: Review Your Lease

Start by reviewing your rental agreement and any applicable addenda.

Pay particular attention to:

  • Required notice before moving out
  • Lease expiration date
  • Move-out deadlines
  • Cleaning requirements
  • Carpet or flooring requirements
  • Landscape responsibilities
  • Utility requirements
  • Key and remote return instructions
  • Property condition requirements

Step 2: Provide Required Notice

Residents should provide written notice according to the requirements of the rental agreement and applicable law.

Do not assume that the lease automatically ends simply because the original lease term is approaching its expiration date.

Review your lease carefully and contact Virgin River Property Management if you are unsure about your required notice period.

Step 3: Confirm Your Move-Out Date

Make sure VPM has your correct move-out date and current contact information.

Residents should plan to remove all personal belongings and complete required cleaning by the applicable possession-return deadline.

Step 4: Provide a Forwarding Address

Provide Virgin River Property Management with a valid forwarding address before or at move-out.

This allows VPM to send important post-tenancy correspondence and other information associated with your rental.

Step 5: Remove All Personal Belongings

All personal property should be removed from the home, garage, storage areas, yard, patio, balcony, and other areas associated with the rental unless otherwise authorized in writing.

This includes:

  • Furniture
  • Boxes
  • Clothing
  • Food
  • Cleaning supplies
  • Trash
  • Garage items
  • Yard items
  • Personal decorations

Residents should not leave unwanted property behind for VPM, the property owner, or future residents to dispose of.

Step 6: Clean the Property Thoroughly

The property should be returned in the condition required by the rental agreement, subject to ordinary wear and tear.

Areas that commonly require attention include:

  • Floors and baseboards
  • Carpet
  • Walls
  • Doors
  • Windows and tracks
  • Cabinets and drawers
  • Countertops
  • Bathrooms
  • Kitchen surfaces
  • Appliances
  • Closets
  • Garage
  • Patios and exterior areas

Kitchen Cleaning

The kitchen should be cleaned thoroughly.

Pay particular attention to:

  • Refrigerator
  • Freezer
  • Oven
  • Cooktop
  • Microwave
  • Dishwasher
  • Cabinets
  • Drawers
  • Sink
  • Countertops
  • Backsplash
  • Floors

Remove all food and personal items from refrigerators, freezers, cabinets, and pantries.

Bathroom Cleaning

Bathrooms should be cleaned thoroughly, including:

  • Toilets
  • Sinks
  • Showers
  • Tubs
  • Mirrors
  • Cabinets
  • Fixtures
  • Floors
  • Vent areas

Walls, Nails & Damage

Residents should remove personal decorations and other items attached to walls.

Do not attempt substantial wall repairs, painting, or other alterations unless specifically instructed or authorized by VPM.

Improper repairs may create additional work or damage.

Flooring & Carpet

Vacuum and clean flooring as required by the rental agreement and property-specific move-out instructions.

Residents should not attempt aggressive stain removal or repairs that may damage flooring.

Trash & Disposal

Remove all trash and unwanted personal property from the rental.

Do not leave furniture, mattresses, boxes, appliances, or other large items next to community dumpsters or trash enclosures unless disposal is expressly permitted.

Outdoor Areas

If the resident is responsible for yard or exterior maintenance under the lease, those areas should also be returned in the required condition.

This may include:

  • Removing personal items
  • Removing pet waste
  • Cleaning patios or balconies
  • Maintaining landscaping as required
  • Removing trash or debris

Report Damage Before Move-Out

If there is significant damage or a maintenance issue at the property, notify Virgin River Property Management before move-out when reasonably possible.

Do not conceal damage or attempt unauthorized repairs.

Early notification may make it easier to coordinate necessary repairs.

Normal Wear vs. Damage

Ordinary wear associated with normal use of a rental property is different from damage caused by misuse, negligence, accidents, unauthorized alterations, or failure to report a damaging condition.

The condition of the property will be evaluated based on the rental agreement, move-in documentation, move-out condition, and applicable requirements.

Take Move-Out Photos

Residents may wish to photograph or video the condition of the property after all belongings have been removed and cleaning is complete.

Helpful photographs may include:

  • Each room
  • Floors
  • Walls
  • Kitchen
  • Bathrooms
  • Appliances
  • Garage
  • Yard and exterior areas

Utilities

Do not disconnect required utilities prematurely.

Follow the utility-transfer or termination instructions provided by Virgin River Property Management.

Utilities may need to remain active through the end of your tenancy or until another date specified by VPM.

Keys, Remotes & Access Devices

Return all property-related access items according to VPM's instructions.

These may include:

  • House keys
  • Mailbox keys
  • Garage remotes
  • Gate remotes
  • Access cards
  • Community amenity keys
  • Other property-issued devices

Do not leave keys inside the property unless specifically instructed to do so.

Move-Out Inspection

Virgin River Property Management may conduct a property condition review after possession has been returned.

The purpose of the review may include documenting property condition, identifying maintenance needs, verifying that personal property has been removed, and evaluating cleaning or damage issues.

Security Deposit

Security deposit accounting will be handled according to the rental agreement and applicable Utah law.

Potential lawful deductions may depend on the circumstances and may include items such as unpaid amounts, cleaning beyond the resident's obligations, damage beyond ordinary wear and tear, missing property items, or other amounts permitted by the rental agreement and applicable law.

Providing VPM with an accurate forwarding address helps ensure that required deposit-related correspondence can be delivered.

Do Not Assume the Deposit Is Your Final Rent

A security deposit should not be treated as payment of the final month's rent unless VPM has specifically agreed to that arrangement in writing.

Residents remain responsible for rent and other amounts due under the rental agreement through the applicable end of the tenancy.
