Last Updated: September 22, 2026
Virgin River Property Management strives to make the rental application process straightforward and easy to understand.
Before applying, please review the steps below and our Rental Criteria & Application Requirements.
Step 1: Find an Available Rental
Start by reviewing the homes currently available through Virgin River Property Management.
Each rental listing may include information about:
- Monthly rent
- Security deposit
- Property availability
- Pet policies
- Included amenities
- Property-specific requirements
- Application instructions
Rental availability can change quickly, so we recommend confirming that a property is still available before submitting an application.
Step 2: Review the Rental Criteria
Before applying, review VPM's published qualification standards.
Our screening criteria generally consider:
- Verifiable income and affordability
- Credit history
- Rental payment history
- Prior rental history
- Housing-related debt
- Identity and application accuracy
- Applicable background screening
Review the complete standards on our Rental Criteria page.
Step 3: Gather Your Information
Having your information ready can help prevent delays in processing your application.
Applicants may need:
- Government-issued identification
- Current contact information
- Current and previous addresses
- Employment information
- Income documentation
- Prior landlord or property-management information
- Information for other adults who will occupy the home
- Pet information, when applicable
Step 4: Review Property-Specific Costs
Before submitting an application-related payment, review the information provided for the specific rental property.
This may include:
- Base monthly rent
- Application fee
- Security deposit
- Fixed monthly charges
- Variable or use-based charges
- Other applicable upfront costs
- Scheduled availability date
Do not submit payment until you have reviewed the applicable property information and screening criteria.
Step 5: Complete the Application
Each adult age 18 or older who will occupy the property is generally required to complete an application unless a lawful exception applies.
Applicants should complete all requested information accurately and completely.
An incomplete application may delay processing.
Step 6: Submit Required Documentation
Depending on the applicant's circumstances, VPM may request documentation used to verify income, identity, or rental history.
Examples may include:
- Recent pay statements
- Employment verification
- Bank statements
- Tax documents
- Benefit or award statements
- Rental assistance documentation
- Self-employment documentation
- Other reliable proof of lawful income
Step 7: Screening
Once an application is complete, Virgin River Property Management may use a third-party tenant-screening provider to verify information and obtain applicable screening reports.
Screening may include:
- Identity verification
- Credit information
- Rental history
- Housing-related payment history
- Eviction-related information when applicable
- Background information when legally permissible
Screening information is evaluated according to VPM's written Rental Criteria.
Step 8: Application Decision
After the required screening and verification are complete, an application may be:
- Approved
- Conditionally Approved
- Pending Additional Information
- Not Approved
Submitting an application does not guarantee approval and does not reserve a property.
Step 9: Complete the Lease & Move-In Requirements
If approved, VPM will provide instructions regarding the lease, required deposits, move-in funds, insurance requirements if applicable, utilities, and other move-in requirements.
An approved applicant must complete all required steps by the stated deadline.
A tenancy is not established simply by submitting or receiving approval of an application.
Multiple Applications
Virgin River Property Management generally processes complete applications in the order in which they become complete.
If multiple completed applications are pending for the same property, VPM applies the same written qualification standards consistently.
Submitting an application does not guarantee that the property will remain available.
Pets
Pet policies vary by property.
If a property allows pets, additional information, screening, deposits, fees, or pet rent may apply.
Assistance Animals
Assistance animals are handled separately from ordinary pets when applicable fair housing requirements apply.
