How does the monthly management fee work?
Virgin River Property Management charges 7.5% of monthly rent collected for a single rental unit. Owners with two or more rental units under management receive our reduced multi-property rate of 6.5% of monthly rent collected. Because the management fee is based on rent actually collected, the percentage is applied to the rental income received rather than simply the advertised monthly rental amount.
What is the leasing fee?
The $249 leasing fee is charged when a new resident is placed in the property. It covers the leasing process, including marketing the rental, coordinating property showings, processing and screening applicants, preparing the lease, obtaining electronic signatures, and coordinating the new resident’s move-in. The goal is to provide a complete leasing process without charging owners a percentage of one month’s rent as a leasing fee.
Do you add a maintenance markup?
No. Virgin River Property Management does not add a management markup to vendor maintenance invoices. Owners are responsible for the actual cost of approved repairs and maintenance, but we do not increase the vendor’s invoice by adding an additional percentage-based maintenance fee.
Do you charge a setup fee?
No. Virgin River Property Management does not charge a separate setup fee when you begin management services with us. There is no additional onboarding charge simply to place your rental property under management.
Do you charge a lease renewal fee?
No. Virgin River Property Management does not charge owners a separate lease renewal fee. When an existing resident renews their lease, the renewal process is handled as part of our ongoing management service without an additional renewal charge.
What property inspection options are available?
Owners may choose one annual property inspection for $200 per year or select quarterly property inspections for $75 per quarter. Owners enrolled in quarterly inspections do not also pay the annual inspection fee. Inspections are intended to provide additional oversight of the property, document its general condition, identify visible concerns, and keep the owner better informed about the rental.
What is the Resident Services Fee?
The Resident Services Fee is $25 per month and is paid by the resident rather than the property owner. The fee provides access to resident services and online account tools, including online rent payment options, maintenance request submission, and access to lease-related account information. This fee is separate from the owner’s property management fees.
Who qualifies for the 6.5% multi-property rate?
The 6.5% monthly management rate applies to owners with two or more rental units actively under management with Virgin River Property Management. If the number of units under management is reduced to one, the remaining property will be subject to the Single Property management rate.
